The site is located on the north east facing slope of a valley overlooking the Dartmouth estuary.
It is proposed to extend the existing 1950's bungalow to the north west to accommodate a new kitchen and dining room. On the first floor an additional bedroom with en suite bathroom will be created.
The existing living/dining room and kitchen will be re-modelled to form a generous living room with a new bay window taking in the views over the harbour. The existing entrance hall will be enlarged to accommodate the stair to the first floor master bedroom.
The outstanding views from the remodelled house will be enjoyed from the new dining room and living room through French doors, opening onto a small levelled patio area. The existing timber garden fence on the north west side will provide privacy for the properties on either side, without compromising on the current aspect.
The master bedroom on the first bedroom will have French windows to maximize the views across the estuary.
Generally the existing small bungalow will be upgraded and modernized.
Careful consideration has been taken not to over-develop the plot. The height of the first floor amendments are no higher than the existing chimney stack. The extended bungalow will retain its low street presence.
The new bay window facing the estuary does not project any further forward of the existing building line. In this manner the current views from the bungalow and neighbouring properties are maintained.
